As housing markets across Europe search for ways to deliver affordable, sustainable homes without compromising quality, Norwegian company Nordic Smart House believes that the answer lies in thinking differently about how homes are built.

As cities and communities across the continent face mounting pressure from housing shortages, rising construction costs and increasingly ambitious climate targets, the traditional way of building homes is being challenged. Developers are expected to deliver faster, more affordable and more sustainable housing, all without compromising the quality of living or the need for lower energy consumption.

Norwegian company Nordic Smart House believes that the answer lies in rethinking the construction process itself. “We specialise in zero-emission, steel-framed residential modules designed that combine efficiency, quality and environmental performance,” says Tom Teitrem, executive chairman at Nordic Smart House. With its patented technology, technical approvals and strong international production structure, the company aims to play an important role in the future of residential construction.

Building smarter homes

Nordic Smart House delivers complete apartment buildings using prefabricated steel modules that are transported and assembled on site, all while addressing some of the biggest challenges facing residential development today: cost, speed and sustainability.

“Through years of development, we’ve created a modular building system intended to reduce costs and construction time while delivering homes with improved comfort and sustainability,” says Teitrem. “The system provides the market with affordable apartments through steel modules, which have technical approvals from Sintef for the Norwegian market, as well as patented climate shells that surround the modules.”

The company’s technology has been developed to improve both environmental performance and everyday living quality, with the system reducing energy costs by up to 40 per cent while also dramatically improving sound insulation between homes. “I find that there is a lack of attention to acoustics in the modern builds that we’ve focused our attention on,” says Teitrem. “We have a layer of air between apartments and floors, creating very good acoustic performance that reduces up to 50 per cent of the noise between walls, so that people won’t hear their neighbours.”

From vision to practical solution

The company was founded by Stephen Fu, a Norwegian-Chinese entrepreneur whose early observations helped shape the vision. Fu was in London around 20 years ago and saw Container City, which has stacked homes using recycled shipping containers, and was instantly inspired. “It was the beginning of an idea that developed into Nordic Smart House,” says Teitrem. “While we don’t use shipping containers for our modular apartments, we apply the same standard dimensions to support efficient transport and logistics from our manufacturer in China.”

Along with the logistical efficiency, the system is designed to provide practical advantages for developers and communities alike. “We wanted to offer a system that reduces construction costs by 20–30 per cent and cuts construction time in half,” he says, explaining that construction speed has become one of the company’s defining strengths, enabling projects to move from prepared building sites to completed residential buildings significantly faster than conventional construction methods.

Like many other businesses, Nordic Smart House has looked to China for its production. While manufacturing in China supports efficiency, Teitrem stresses that quality control and local expertise are critical to making the model work successfully. “Many Norwegian companies think that you can go to China and produce cheaply,” he says. “But a success factor is having a local organisation there. We have full-time engineers at our office in China who monitor production and quality to ensure that everything meets agreed standards.”

Looking ahead, the company has ambitious plans for growth and sees modular housing becoming an increasingly important part of the future residential landscape. Teitrem adds: “We aim to become part of the housing mix and deliver 300–500 apartments annually within the next three to five years.”
